Good for pro-active tenants, customer service could improve

AVR is a good property management if you're an experienced tenant and fine with a 'no-frills' place.
Things I liked about AVR:
- blunt and matter-of-fact about the owner is wililng to do and not do.
- does things by the book. I've read the CA tenant handbook and AVR did everything by the book as far as I could tell.
Things I didn't like:
- AVR needs to work on their customer communication skills/level of friendliness with tenants. Tenant's expect a company that makes an effort at the niceties - 'thank you for calling', 'what can we do for you', 'have a good day', etc, some attempt at forming a relationship with the tenant and making them feel comfortable with you. You don't get this from AVR, which unfortunately really turns off some people.
The exception is the young lady, who is very nice.

- Cons: No emergency contact line, not 'newbie' friendly

Just got my deposit back! Repairs done quickly. I would recommend this company. You should know that the staff is very frank...to the point.

Not Worth Doing Business

Ken and his son are very derogatory and inconsiderate. They accused me on two occasions of having my rent check late and they charge $100 for each suspected occurrence.
They are negligent in getting repairs done and actually tried to charge me for the dishwasher breaking and spreading water throughout the entire kitchen and some of the living room 1 month into the lease. There were many other problems with the place when I first moved in. I felt like a project manager trying to get the place into reasonable living conditions. They actually made me make the phone calls and they approved who would come out or not for repairs! Before this new place in Dublin CA, I've never had a problem with a property management group.
One of the repair guys that came by even called Ken and his son "A***ole" and "A***ole Jr."
I would not recommend this place and I'm going out of my way to create an account on yelp to communicate this to whoever is curious about AVR Property Management.
I've actually received a busy signal multiple times when attempting to contact them. I think that right there shows their lack of care and professionalism twords their business.
If youre looking for a good property management company in the tri-valley try Wilson Property Management.
Again, if you can, do not use AVR Property Management. They're terrible.
